Spanish mansion on Tenerife (Ref: TF0083)The house on the former banana finca was built in 1936 as a mansion for a tenerifen planters in the middle of the green Orotava valley. Meanwhile, the port town of Puerto de la Cruz has expanded directly up to the object.
In the 1970s, a German construction engineer acquired the property as a private family residence. In subsequent years, the house was rebuilt and expanded based on German standards. A second house was completed in 1989 on a neighboring piece of land.
After the move out of the children, the owner purchased a smaller property and let the two houses to a physician with a large dental laboratory and later to a local installation contractor for residential and business use.
The total property was purchased in early 2001 by the "Finca Estrella Fugaz S.L.", completely renovated inside and out, a large garden was build and the former mansion divided into four individual apartments for vacation rental (see floor plan/amenities mansion - page 12 et seq.) The rebuilding of the mansion into a big residential home is possible with relatively little effort.
In the garden a 9x3 m covered and heated swimming pool was built, the former summer kitchen was remodeled with a fish pond and an artificial beach area with white sand for "chill-out" use.
The banana production was stopped during the past years and the ground have been converted into a subtropical garden with a second lawn, other fruit and cactus gardens.
The former banana finca is situated at the green outskirts of Puerto de la Cruz (municipality of La Orotava), between the first Banana-/Rasperryplantations and borders to a nature reserve with stunning panoramic view of the town, the sea, in the Orotava Valley and the landmark of the Island - the volcano mountain "Pico del Teide".
The south/eastern outskirts of Puerto with the urbanizations "Pano Cabeza /San Bartolome /del Camino Real” is situated at about 180 m above sea level and is rated as a zone with the best micro-climate. The districts are linked in recent years on newly constructed streets directly to the town of Puerto de la Cruz.

The mansion and the house will be sold individually or together. The purchase of the entire property is at a discount as follows:
Mansion = approx 320 sqm living on 2.087 sqm Land: 1.150.000 €
Neighboring family house = approx 188 sqm living on 1.035 sqm Land: 550,000 €
Total Property (mansion and neighboring family house) = 995,000 € + 495,000 = € 1,490,000 €
Other charges
The buyer bears the cost of the lawyer or notary, as well as his personal taxes (especially property tax).
The capital gains tax is paid by the seller.
Handover
The delivery date has to be discussed.
